I'm not trying to be witty or sarcastic when I mention that this
may be yours & Ken's opportunity to scout around in the rafters for
other problems that will be less difficult to repair if caught early,
such as corroded or calcified pipes, decaying electrical insulation,
termites (if your part of the country has them), and so forth.
Sometimes situations like this do have a bright side......
