Both of these problems sound like very minor things, but the sort of things
that there is no reason for you to suffer with. Both problems might be
fixed by a professional for under $20. The first is obviously an
adjustment problem. The second is either a weak spring, binding key, or
both. These are quick, no-brainers for a competent repair tech. Don't
suffer with them, get 'em fixed!
